Design Review Requirements and Application

What is a design review?

Design Review is the process of evaluating design components of a building proposal relative to standards contained in the Development Code. Design review typically looks at components of the development related to the site, such as building orientation, parking, landscaping and physical aspects of the building design. The City has adopted “Sandy Style” design standards which guide the look of most buildings.

Conditional Use Permit Requirements and Application

What is a Conditional Use?

A Conditional Use is a use that would generally not be appropriate within a particular area but, if controlled, would not be detrimental to the public health, safety, and welfare of that area. Conditional Use requests require notification to adjoining property owners and are reviewed by the Planning Commission. For new development, uses required to obtain Conditional Use approval also typically require design review.

When is a Conditional Use Permit required?

Potential Conditional Uses are listed in each zoning district.

Adjustment Requirements and Application

What are adjustments and variances?

Adjustments and variances are procedures to vary development standards normally applied to a particular zoning district. Adjustments are relatively minor modifications that apply only to individual lots and therefore cannot be used to vary development standards for lots created through a subdivision process. Variances on the other hand are a means of requesting a complete waiver or major adjustment to certain development standards or modifications through a subdivision process.

Downtown Parking

The City of Sandy has two publicly owned parking lots in the downtown couplet that are absolutely free (see map below) for citizens and visitors alike.

Pioneer Parking Lot is an untimed parking lot on Pioneer Boulevard between Scales Avenue and Bruns Avenue.  The lot is behind the white buildings on the south side of the street (i.e. Two Brothers Mexican Restaurant, Otto's Ski & Mountain Bike Shop, Pioneer Barber Shop, etc.) and can be accessed at Bruns Avenue.

Planning

The Planning Division is responsible for guiding the City's land use development process, long range planning objectives, and some components of urban renewal. Planning Division staff are responsible for ensuring that development projects conform to the municipal code and state law.
